In addition to Realtor activities, we have been doing property management for many years and have made it one of our specializations. We are an all-inclusive property management team. For a small competitive fee of $50 per door for Multi-Family Units, 6%-9% for Single Family homes, & we even manage your Lease Option/Rent to Own properties for a low 5% each month. You can expect FULL PROPERTY MANAGEMENT as it was meant to be.
We will handle the following:
- List your empty units for rent for the low, low price of free.
- Free Video and Pictures of your property
- Find a qualified tenant by utilizing background, income, and rental checks. (Commission is $300 from the first rent). Contracts are signed electronically (We have a virtually paperless office). We use a customized lease that covers any issue and the ability to add any preferences to conform to Owner’s requirements.
- Once found, the tenant is moved in and settled by our staff. Owners NEVER have to be involved in tenant relations if they do not wish to be.
- All tenant questions & concerns.
- Maintenance – A “Maintenance Hotline” that receives complaints 24 hours a day is utilized. The issue is investigated at the first opportunity (during business hours – within the first hour of report. After hours – unless an emergency (Fire, Flood, or Blood) – first thing in the morning). We have qualified handy-people that work specifically with our company, as well as other vendors available for virtually any problem. There is a 5% up-charge for maintenance services. Tenant pays a “deductible” for any maintenance.
- Rent is collected from the tenant each month and money to the owner is guaranteed within 8 days of tenant payment (If payment not received within grace, they will receive a 5-Day Pay or Quit). Tenants may pay 3 ways – Online with bank account, Online with Credit card, or at 7-11 for a $3.99 charge.
- Money is paid out via ACH so that the Owner does not have to wait any longer for their money than they have to.
- The Owner will be invited to join their Appfolio Owner’s Portal in which all reporting is available to view at any time. Tax Reporting, Tenant Ledgers, Owner’s Ledgers etc… Owners will also be “assigned” a Dropbox to keep records in if the owner desires. Owners will also be able to pay for any services billed to them through this portal as an “owner’s contribution.”
- Eviction Services. We take the collection of rent very seriously. On the 6th day of the month (unless on a Sunday, the following Monday will be the day), I find any tenant who has not paid and serve them a 5-day notice to pay. The tenants are responsible for this charge. These services are an extra charge. However, we do all the work: filing, going to court, dealing with the constable, dealing with the clean-up and getting the property rent ready again.
